An increase in sold listings in San Clemente in October may be a positive sign for this South Orange County ocean front coastal community as home buyers seem to be responding to increased affordability and moderate prices.

The San Clemente average sales price in October 2008 decreased 20 percent compared to October 2007, bringing the average price to $771,894. The number of new listings decreased 6 percent, while homes sold increased 15 percent. Meanwhile, the average market time decreased 7 percent, with average market times of 91 days vs. 98 days in 2007.

Southern California Multiple Listing Service (SoCal MLS), the second largest MLS in the nation, now has a new tool for real estate professionals to better serve their clients in Southern California. Carets (California Real Estate Technology Services, Inc.) is a first-of-its-kind, new region-wide MLS that includes 4-MLS systems in the region to provide a database that includes listing from Ventura to San Clemente and throughout the Inland Empire. CARETS represents over 100,000 agents throughout the regional area. Potential home buyers will now have access to all of the listings throughout the new expanded, regional coverage area by using one trusted real estate agent. A couple of weeks ago I signed up to try a new technology product offered by Wham Mobile that has an exclusive agreement in Southern California with Prudential California Realty. The technology offers a wireless mobile web page (or WAP -  Wireless Application Protocol) that is internet formatted to fit on a cell phone screen. For a specific property that is listed for sale, the information and property photo is sent as a mobile real estate flyer (or electronic flyer) that users are able to view on their cell phones by clicking the link that is sent via a text message.

Many disagree about the US involvement in the Irag war. However, on this 4th of July, we can still honor our everyday heroes, and salute those who fight, those who defend, those who protect, those who save, and those who sacrificed for freedom. Since San Clemente is close to Camp Pendelton, many local residents have an opportunity to see and/or speak with these respectful young soldiers (most appear to be 18-20 years old) on a regular basis.

What's up in the San Clemente Real Estate Market?  As of June 28, 2008, there are 576 residential homes and condos listed for sale.  Short Sale and Bank Owned-REO account for 96 of those, or just over 16% of the total homes and condos listed for sale.
