San Clemente Market Update

What's up in the San Clemente Real Estate Market?  As of June 28, 2008, there are 576 residential homes and condos listed for sale.  Short Sale and Bank Owned-REO account for 96 of those, or just over 16% of the total homes and condos listed for sale. The area of Talega accounts for 43 out of the 96, or a staggering 45%.  Out of the 128 homes for sale in Talega, that means over 33% of listed homes and condos are offered for sale as Short Sale or Bank Owned.

Let's take a quick look at the May 2008 Real Estate Market Statistics for San Clemente:

The San Clemente average sales price decreased 20 percent compared to May 2007, bringing the average price to $906,541. The number of new listings decreased 27 percent, while sales decreased less than 1 percent. Meanwhile, the average market time increased 19 percent, with average market time of 105 days vs. 88 days in 2007.
