According to Area Development Magazine, South Carolina is ranked #2 for overall business climate, #2 for new and expanding business in 2012, and #3 for infrastructure and global access. Each time I see reports like these I think about our local Greenville SC Real Estate market and how the new business growth will create jobs and promote home sales.

As we look closer to home in Greenville SC we see a similar trend.

Greenville County has three companies that have announced plans to expand their operations here:

• MWI, a specialty fastener manufacturing company will expand it's local division, creating new jobs over the next couple of years.
• Servosity, INC., plans on adding 20 new high tech positions over the next few months. Servosity is an IT disaster recovery solutions firm.
• And last but definitely not least, RMF is investing $13 Million into it's facility bringing new electroplating and electrocoating jobs.

With these recent trends and new business investment we have to look at the numbers to see how we stand as a result.

• Home sales are up 3.7% across the state.
• As of November 2012 home sales were up 39% (one month period) over the same period in 2011.
• From January 1st to the end of October 2012, home sales were up 14% and inventories were down 6% for the same period YTD.

Each of these statistics gives us hope that 2013 will be bright and that more new growth and opportunity will come our way.

I have interviewed a number of buyer customers lately who have told a similar story. They had already talked to another agent or company or had allowed them to show a property but decided not to sign a buyer's agency agreement for a very similar reason. They stated that the agent just pushed the Buyer's contract at them and told them to sign it. I understand that each state has different agency laws but one detail overshadows all this. I would recommend that all agents sit down and read their States Buyer's Agency Agreement information and understand it in full detail even if you have to ask your Broker for assistance. Understand that most buyers are interested in how you will receive compensation or commissions and learn how to explain it fluidly in full detail. If you struggle with this you may be sending good qualified buyers to an agent who can explain Buyer's Agency and put them at ease. As Real Estate Professionals we should demonstrate nothing less than excellence! We owe it to our Clients, to the Real Estate industry and ourselves if we want to make a great living in Real Estate!
