How to Negotiate for the best deal possible?

Negotiating for the best deal possible on real estate does not have to be as complicated or stressful as many presume it to be.The very first place to start is research. 

Educate yourself about the property and its owners.  Much of this informtion is now on public record like my particular county's records: www.greenvillecounty.org.  Using these county records, you can find a slew of information from loan amounts owed to whether the seller is in default of their note or has any liens on the property.  Your local realtor will have access to these records and more typically through a court house retrieval system. 

Next look at comparable properties. If you do not have a realtor that can do this for you, use county records or sites such as zillo.com.  A special note of caution: If you are attempting to negotiate a deal own your own and you are not from the local area, please find a good buyers agent to represent you. A good agent will know most subdivisions and their sales data thoroughly. I have seen folks move into my area and overpay simply because they did not do their research or select a knowledgeable agent. Within a subdivsion, the comparables data can get very precise and exact. This data can typically give you the average dollar per square foot , average days on the market, list price vs sales price, etc.

Make your offer and have backup properties. Typically in our Greenville SC Real Estate Market, there are 8-10 properties that fit any given buyers search criteria.  As a buyer, you do not want to get emotionally tied to one property.  This could  be the number one mistake many folks make that results in overpayment. Also remember a good experienced agent, will know how to be a bull dog in negotiations.

My last tip: Keep negotiations impersonal.  The more you become acquinted with the sellers, typically the worse you will do in negotiations. Again, keep emotions out of negotiations and be as objective as possible.

Final thoughts: On the last four or five buyers that I have represented, I have negotiated for some really good deals.  Each sellers situation and reason for selling is different and will effect the outcome.
