Sorry I haven't blog in a while but we got a new Bank Owned Foreclosures listing that I have to tell you about .  It is in Scripps Ranch in the Stonebridge community.  It is basically a DREAM HOME!  It has 5 Bedrooms, 5.5 Bathrooms, 4,613 Sqft., 5 car garage, in the Poway Unified School District and a HUGE LOT of 25,264 Sqft. Sorry I haven't blog for a while.  I've just been really busy.  Anyways, I want to tell you about our Chula Vista Bank Owned Foreclosures that we have at my office.  Well, the one I that I am going to focus on is our new Bank Owned Foreclosure listing on 2866 Rambling Vista.  This is a Dream Home.  What is amazing is that home was bought in May 2005 for $1,000,000!!!  Yes, ONE MILLION DOLLARS.  And now, the banks asking price is only $599,900!  Please check out the pictures and details below.

Being A Mira Mesa Realtor

Today was the first time I went to the Mira Mesa Caravan.  If you don't know what that is, well the Mira Mesa Caravan is where Realtors pitch their listings in Mira Mesa to other Realtors.  And after the pitch session, we go and look at the homes that was pitched.   This can also be called Broker Caravan.  Anyways, I wanted to see how other Realtors were doing in this market in Mira Mesa.  And it was exactly what I expected.  These great Realtors were having trouble getting their Buyers a home.  Homes are selling fast with multiple offers.  Also a Realtor brought up a great statistic during the caravan.  She pulled up every detached home for sale under $400,000 and about a third of those homes for sale were Short Sales with Accepted…

Mira Mesa Real Estate Update

The Mira Mesa Real Estate Market is HOT!  Most of the offers I have been writing for my buyers have already multiple offers on the table.  And not only that, these houses been on the market for a short period of time.  So I took a look at the total number of Detached homes Active for sale in Mira Mesa today and it shows 147.  Then I looked at how many were Pending and it shows 89.  Now I compared it to my blog on Mira Mesa Real Estate on December 29, 2007.  Back then they had 185 Active homes for sale and only 39 homes Pending.  That means there are 21% less homes for sale and 228% increase on homes Pending.  Not only that, there were less Foreclosures for sale back then so even the increase of Foreclosures, there is still…

$100,000 Over The Asking Price!

25 Offers, $100,000 Over Asking Price!!!

I have been meaning to blog about this earlier but I never had a chance until now.  I took out my clients to look at a new Bank Owned property in Rancho Bernardo which was way under value and they absolutely loved it.  On the remarks for the home, it mentions that they have multiple offers on the house and its been on the market for only 3 days.  So I told them if you really want the house, lets be aggressive with our offer.  My clients told me since they are asking for $540,000, lets offer $550,000 and get the house.  After getting the offer signed, I called the listing agent and told them that we will be submitting a offer that is $10,000 over asking!  The listing agent says thats great but we already have 25…
