If you are a buyer wanting to get in a Bank Owned Foreclosure in San Diego, you better be prepared by being Pre Approved and ready to make a strong offer.  These Bank Owned properties are selling fast and the number of offers on the table are amazing.  For example, last month I took out one my buyers to see a Bank Owned Foreclosure in Mira Mesa which was only on the market for 6 days and they had 22 offers on the table.  Not only that, a week later another property in Mira Mesa we found had 25 offers in 4 days of market time.  Also a townhome in Scripps Ranch had 12 offers in a week.  Another situation today where one of my buyers absolutely loved a Bank Owned property in El Cajon had 14 offers on the table which the bank…

Open Houses

Open House...Really!?!

 

 

 

Today I did a open house at a great condo in Rancho Penasquitos.  What's amazing is I have been in the real estate business for 5 years and today was the busiest open house I've done.  I did from 1:00-3:30pm and had 21 families came by!  Yes, I did say 21 in this real estate market.  Well, not all of them are buyers.  Actually 4 of them were neighbors just curious about the price.  But still 17 of them were buyers.  Are one of them going to buy the condo?  I'm not sure but if I didn't do this open house, they wouldn't have known about this condo.

Mira Mesa Real Estate

Here is an update on Mira Mesa's real estate market.  Right now the Mira Mesa market has plenty of Short Sales and Foreclosures for sale.  But what I noticed is that the homes that are well maintained are selling faster than the homes that are about $25,000 less that needs work to be done.  So take a look at these statistics and let me know if you have any questions.

Buying A Rancho Bernardo Older Home Or Brand New Condo?!?

You have choice's when you want to buy a property in Rancho Bernardo.  You can buy a older home or a brand new condo almost at the same price.  You're asking which one to buy.  Well, lets compare.  For the positives on owning a older home, you own the land, have a yard, most likely no H.O.A.
