As of Today, June 18, 2009, here is a quick stat on Mira Mesa Homes for Sale.

Number of Detached Homes for Sale: 72

Yes, only 72 Detached homes for sale in Mira Mesa.  What is crazy is I was looking up my old blogs on Mira Mesa real estate and on November 26, 2007, there was 192 homes.  Click here to read that old blog.  So with the inventory is so low, there are multiple offers on these homes.  Not only that, most of these homes for sale are Short Sales so if you are a buyer for one of these Short Sales, don't expect to move in anytime soon. 

What to expect, Buyers, be prepared to be competting against other buyers and expect you may have to go above the asking price to win.  Homeowners, if you are thinking of selling, your competition is low so you may want to consider selling your home and see what you can get.
