The number of sold single family homes, condos and vacant lots were down in Park City Utah for 2007 but the average sold prices were actually up for 2007.  Park City is a great place to invest in real estate.

  • 465 Homes Sold ( down 15.6%)
  • Average Sold Price was $1,510,397 (up 14%)
  • Average Sold Price to List Price ratio was 95.6%

Condominiums & Townhomes Sold Data for 2007

  • 722 Condos Sold (down 1.8%)
  • Average Sold Price was $900,200 (up 47.5%)
  • Average Sold Price to List Price ratio was 97.49%

Vacant Lot Sold Data for 2007

  • 253 Lots Sold (down 43%)
  • Average Sold Price was $816,128
  • Average Sold Price to List Price ratio was 96.22%

Victory Ranch - New Golf & Fly Fishing Community Near Park City Utah

Victory Ranch is a new up and coming golf community in the town of Francis Utah which is a short 20-25 minute drive from Park City Utah.  There are several great private golf communities in the Park City and surrounding area.  Each community has their own area of focus.  Victory Ranch has a focus on fly fishing.   It is in its earlier phases so you can find some great opportunities on ideal lot locations with fantastic views.   I personally like that their lots sizes tend to be bigger than those in some of the other golf communities.  They average close to 2 acres in size which is probably twice the size you typically see in the other golf communities.  Victory Ranch will have a golf course designed by Rees Jones which is currently under…

Park City Golf Community - Brand New Project

Enjoy some amazing views of Deer Valley Resort and Mount Timpanogos from this brand new golf community just outside of Park City Utah.   The location of this new golf community near the Jordanelle Reservoir is amazing with its secluded feel.  Besides offering a Robert Trent Jones Jr. designed golf course this new start up amenity rich community will have its own mini ski resort on site.   I have never heard of a golf community with its own ski hill on site.  They also plan on having an owners ski lodge at both Deer Valley Resort and Park City Mountain Resort with shuttle rides for owners from the community to the ski hill.  The golf course should be complete by 2009 and the mini ski hill should be ready to ski on the winter of 2008/2009.

Here is a Park City ski video to get you in the mood to buy your Park City locals ski passes to save $$$.

 

Fall is approaching so is that time to buy discount locals ski passes at the Park City ski resorts. Maybe you are not a full time resident but if you have a Utah property tax bill or utility bill you just may qualify as a local to obtain discount ski passes.  Ski passes can be as low as $42/ day versus the typical ticket office full price of about $75/day.  Be sure to check with the local ski areas to make sure you qualify.

If you are looking to buy ski property in a fantastic ski community, then Park City  Utah just might be the best place to consider looking.  I regularly speak to prospective buyers that want to cash out their equity in many of the other popular ski communities such as Vail, Telluride & Sun Valley to invest in Park City real estate.  They find you can still get more for your money in Park City Utah and it is far easier to get to Park City then other ski communities.  The Salt Lake International Airport is a short 30-40 minute drive away and offers numerous non-stop flight destinations.

Deer Valley real estate prices continue to climb.  It is a popular place to purchase a ski condo since Deer Valley offers some incredible services for a ski area and is so easy to get to.   The Salt Lake International Airport is a short 45 minute drive away and offers numerous non-stop flight destintations which makes it easy to get to Deer Valley so you can enjoy your ski condo with minimal hassels.

Kimball Junction Area In Park City Utah

The Kimball Junction area is a fairly new area in Park City just a short drive to the ski lifts.  Many enjoy living here full time or part time because of the great value in real estate.   The Redstone shopping Center at Kimball Junction also offers some great shopping with several wonderful restaurants and a movie theater.
