How much can I expect to pay for an oceanfront condo in Myrtle Beach?

So far this year (as of December 6, 2009) there have been 665 condos that have closed in the Myrtle Beach area. This consists of condos in both Horry and Georgetown County along the Grand Strand, and only includes condos that were sold and listed on the Myrtle Beach area MLS. This number does not include ocean view units, or all units in an oceanfront building, this only includes oceanfront condo units.

The average purchase price of a Myrtle Beach oceanfront condo was $250,718, or 89% of the actual list price. The lowest priced oceanfront Myrtle Beach condo sold for $12,500 and was an efficiency unit less than 400 sq/ft and did not have a balcony. Don’t let this number fool you though, there have only been 33 oceanfront condos in the Myrtle Beach area to sell for less than $65,000.

The most expensive oceanfront condo to sell in the Myrtle Beach area, was a luxury 5 bedroom 4 bathroom condo in Vista Del Mar. The elevator opens directly into this unit and has panoramic views; this building is gated and does not allow rentals. Luxuries in this 3,000 sq/ft condo include granite countertops, fireplace, tile floors, tiled shower, Jacuzzi tub, etc... This oceanfront condo sold for $1,870,000. The two most expensive areas to buy an oceanfront condo were located in Litchfield Beach and Myrtle Beach between 79^th avenue and Dunes; this is based on the average price of all oceanfront condos sold along the Grand Strand.
