Realtor in the Myrtle Beach area I can answer this question from
both perspectives. There are many great deals out there on existing
homes; or homes that have been sitting on the market for a long
time unoccupied.
I have personally viewed a lot of the homes on the market in the Myrtle Beach area, and a lot of the homes you will find that are vacant were homes that were thrown up in a time when whatever you built would sell. Taking a line from a great movie: ‘Build it and they will come.’ Well that is not the case anymore, now quality trumps quantity. You can find great deals on existing homes, and you might be able to find exactly what you want in an existing home at a great price. So I would start your search through the many existing homes currently on the market using our Myrtle Beach MLS search tool.
If you cannot find what you desire and you always dreamed of building a custom home in the Myrtle Beach area, there is not a time better than the present if it is something you can afford. Both material and labor prices are way down, and instead of a builder having 6 houses under construction, they may have 1 or 2 if they are lucky. What does this mean for you? Well a lot more attention is placed on the construction of your home.
Another plus for
building in today’s market is the price of residential lots. With
residential lots plentiful in the Myrtle Beach area, they can be
purchased at a fraction of the prices that were paid just 3-4 years
ago. That neighborhood you always dreamed of buying or building in
is much more affordable. Lower lot costs and lower building costs
gets you into your dream home for much less than what it would have
cost you just a few years ago.
Seeing it from the perspective of a Realtor and Builder, I would have to lean towards building. If you have the money to build in a down market the deals are plentiful. If you make the mistake and wait to build when the market is up or on the upswing you could pay much more for your dream home and not receive the attention you and your dream home deserve.
