There were 145 homes sold in Piney Orchard in 2011. That's trending pretty even with 2009 and 2010 but still way below the 300+ homes that we were seeing move at the market peak. It is hard to believe that we can be looking back at a decade of sales in Piney Orchard but it's true. I was working on some 2010 year end reports and out of curiosity kept going back further to track sales volume. Interestingly enough we are back to about 2000 stats when it comes to the number of homes sold per year. Great year end stats for Piney Orchard real estate sales with only a 2% loss in the average home sale price. While the number of sales was down dramatically I attribute this more to "upside down" home owners who decided to delay selling than a diminshed interest in the community. Both the number of sales and the average home price were up in December. Three single family homes settled and that helped to raise the average price. None of the sales this month were foreclosures or short sales. Piney Orchard continues to defy the odds with a very low number of distressed property sales while many neighboring communities like Seven Oaks in Odenton are maintaining 30% or more of their inventory in the distressed category. The number of home sales in November was down over last month but up over 2008 totals. The average sales price took a big hit this month but that is more a product of zero single family home sales than a drastic price decrease. We saw another slight increase in the volume of sales in October though the average sales price continues to fall. This month's decline was primarily the result of a sales volume that was heavy on condominiums. Of the 19 sales, two were short sales and two were foreclosures. The rest were normal transactions. The Piney Orchard real estate market is stabilizing and the number of September sales in 2009 was just slightly lower than in 2008. The high sale for the month was a single family home priced at $489,900 that sold for $460,000 with $20,000 in closing help. The low sale was a foreclosure condo on Samantha Lane that sold for $183,500 some $70,000 less than it's original sale price in 2006. Sales of all home types in Piney Orchard remained stable this month as compared to August 2008. While the average sales price appears to have increased, that is primarily due to the sale of two large single family homes and one super luxury townhome that sold over $430,000. One of those homes that settled at $600,000 was last sold in 2005 for $594,000. A good sign that prices may be stabilizing but no overall increase. Here is the latest round up of Piney Orchard Sales data for July 2009. Not a stellar month with declines in both average sales price and number of homes sold. All in all though the houses that are priced well and in good condition are selling much less than the 96 day average.
