There were 18 homes sold in Piney Orchard in April 2012. That is DOUBLE what was sold in the same period in 2011. The upward trend continues and people are getting excited about real estate again. It was very encouraging to see the increase in condo sales and that the price held steady.

$446,000 for single family homes with an average of 75 days on the market
$289,000 for Piney Orchard townhomes with 191 days on the market *
Note that there were some smaller townhome and two level townhomes this month that brought down our average but the days on market is the lowest it's been in a long time signaling a return of demand. Great news for overall values.
$192,000 for condominiums in Piney Orchard with an average of 122 days on the market of 363. We are seeing some older inventory get gobbled up so that is reflected in the days on market.
Of the homes successfully sold, only one was a short sale and that was one that was successfully negotiated by our team. Short sales do not hold the stigma that they did just a few years ago. It has become a really good alternative to foreclosure or rental.
