Piney Orchard real estate update for July 2007

July saw an increase in inventory in Piney Orchard real estate listings with a total of over 210 homes for sale compared to  just 143 in June.   After a pretty optimistic turn out in June, this was a little disappointing.  Surprisingly, single family homes seem to have taken the biggest reduction in price, and those once coveted properties are averaging over 100 days on the market.

Days on market throughout Piney Orchard is somewhat distorted in that there is a bit of pent up demand as elsewhere in Anne Arundel County.  The best properties may already have A buyer waiting for them who has viewed other homes on the market.  You'll see many days on market stats under 15 while other are languishing over 6 months.

Piney orchard homes for sale continue to be a good investment but the question is how low will they go before we hit the next upswing.  Keep an eye on the properties priced under $350k as my prediction is that those have probably hit their low.  Townhomes priced over $400 are the toughest sell right now, particularly with single family home prices not to far off.
