Piney Orchard Real Estate and home sale statistics for 09/07

Piney Orchard real estate inventory increased again in September 2007 with 196 single family homes, townhomes and condominium properties either actively for sale, under contract, sold or withdrawn. 

The average sales price of all combined homes for sale in Piney Orchard lowered slightly this month to $390k as compared to August at $392k.  The average days on market increased almost a full 30 days from 82 in August to 107 for September.  Some of this is just the normal real estate market seasonal cooling.  But, of course, the media doom and gloom reports and slightly raised home interest rates also have home buyers a bit skittish to purchase a home.

13 homes in Piney Orchard were marked under contract which is just one less than we had last month.  The average sales price on these homes went up slightly over last month to $404 which is an indication of more single family homes being sold in that mix than an actual increase in property values.  The average days on market for the under contract properties quadrupled over our super fast August stats going from just 17 days to 61 days.  Still well below county averages which proves the value and desirability of Piney Orchard real estate. 

Piney Orchard Homes - SOLD in September
16 homes were sold in the Piney Orchard community this month with an average sales price of $364k and average days on market of 94.  These numbers are right on track from last month and are hopeful signs for a real estate market stabilization.

Homes that failed to sell
18 Piney Orchard homes failed to sell and were either withdrawn or expired after an average of over 110 days on the market at a sales price of about $375k.

Numbers don't tell the whole story on home sales in the popular Piney Orchard community.  Of these homes for sale, I can tell you first hand that many were not prepared properly for showing or priced competitively based on CURRENT market conditions.   If your Piney Orchard home is priced right and shows well it WILL sell even in this sluggish market!  When it's time to choose a sales price use the most up-to-date home sales data available.
