54 homes were sold in the Piney Orchard community between 10/01/07 and 1/12/08 with an average sales price of $379,000 and average days on market of 97.  This puts us up slightly for the quarter and closer to August market statistics.  Possible signs of some leveling.

Homes that failed to sell
A very disappointing 80 Piney Orchard homes failed to sell and were either withdrawn or expired after an average of 143 days on the market at a sales price of about $391,000.  When you compare the average sales price of the homes that settled to the asking price of these homes, it appears that these owners may have set their prices slightly above what the market is accepting right now.

Piney Orchard remains one of the most stable markets in Anne Arundel County.  Many of the homes that failed to sell were not properly prepared or staged to appeal to today's super picky home buyers.
