Sales of all home types in Piney Orchard remained stable this month as compared to August 2008. While the average sales price appears to have increased, that is primarily due to the sale of two large single family homes and one super luxury townhome that sold over $430,000. One of those homes that settled at $600,000 was last sold in 2005 for $594,000. A good sign that prices may be stabilizing but no overall increase.
Days on market has climbed slightly but that is due in part to the short sale process. Three of the settled transactions this month were short sales and one property was a foreclosure.
Condo prices are ranging from $240,000 - $268,000
Townhomes between $260,000 - $380,000
Single family homes $432,000 - $600,000
