Since our last update in late January the market has remained relatively stable.  And we seem to be absorbing the inventory just a little bit faster thanks to an unusually active February.  There are currently 115 homes actively for sale in the Piney Orchard community.  This is down just slightly from 130 in January.

The average sales price of all combined homes for sale in Piney Orchard lowered slightly  in the final quarter of 2007 from $390,000 in September to $379,00 for a quarterly total.  This 3% decrease is actually a bit lower than what we are seeing in other Anne Arundel county markets.  The average days on market decreased slightly to 97 days which is about at August levels, an encouraging sign?

We are just beginning to hear whisperings of times gone by in the form of multiple offers AND lower days on market for homes listed for sale in the Piney Orchard subdivision in Odenton and the greater Fort Meade area.   Inventory has dropped as many not so serious home sellers have simply given up and withdrawn their listings from the market.  We are also seeing a pretty substantial increase in the amount of active home buyers in Anne Arundel County.  Those factors have combined to show a decrease in days on market, down to an average of 99 as compared to February's 113 days. While we are still battling with prices that hover around the levels we had in 2005 and early 2006 all the factors are in place for us to start seeing a slow but steady climb in…

The first quarter of 2007 is indicating an active year for real estate sales in Anne Arundel County.  With few home buyers out there looking to purchase, home inventories in Piney Orchard skyrocketed and at one point there were more than 100 active listings of townhomes for sale!  That put pressure on home sellers to lower prices and/or offer incentives to entice buyers to choose their home over the competition.  The inventory of available re-sale homes in Piney Orchard is now dropping as many sellers who did not have to move simply gave up and withdrew their home listings.  Coupled with increased buyer activity things are evening out.  The Spring market is just hitting and it looks like 2007 will bring us back around to a more balanced market.
