Pocono Vacation Homes, Things To Consider

The Pocono region of North East Pennsylvania has become a vacation paradise.  This mountainous region offers up some of the best recreation and real estate in the east.  If you are considering visiting the Poconos and possibly purchasing Pocono real estate here are some things you may want to consider before putting leg work into the process:

1.  Pre-Approval:  The very first item on your to do list when beginning the process of purchasing a vacation home in the Poconos is and always should be getting a pre-approval letter from your lender or bank of choice.  You need to be sure of the amount of money that you are going to be approved for before you begin the process.

What You Want And What You Get

Out here in the Poconos we have literally hundreds of gated recreational communities.  These communities offer full time residency but are also in large part for second and vacation homes.  The vacation home market brings with it some good and bad considerations.

The good, for one, is that second homes seem to be more of a commodity rather than a necessity so we tend to see a higher volume of resale.  The good in this is that it creates a great deal of options for potential buyers, the down side to this is that it gets a bit overwhelming to have so many choices.

I have shown some clients over 30 homes before they have made a decision, and often times seeing this many and not finding the right house can really put a damper on the house hunting process.

Lake Wallenpaupack Real Estate

Hideout Real Estate

The Hideout is a gated, recreational community in the North East area of the Pocono Mountains.  This security patrolled community offers up some of the best real estate opportunities in North East Pennsylvania.

Summer vacationers and full time residents get to enjoy the lakes and ponds, one of which power boats are allowed.  They also take advantage of the golf course, many gaming courts, and an indoor sports complex.  With a softball field, indoor and out door tennis courts, indoor and outdoor pools, racket ball and hand ball courts and plenty of areas to ride bikes or just take a peaceful walk.

North Pocono Real Estate

The North Pocono area of Pennsylvania is a wonderful area to call home. It’s a smaller community with some great history but offers some of the features you would like to find for convenience.  Food and hardware stores are nearby as well as some great restaurants.  You can find most of what you’re looking for right in town.  This area encompasses a few smaller towns, Moscow, Daleville, Elmhurts,Gouldboro, and Madisonville to name a few.

I Brake For Rabbits

Living in the Pocono Mountains offers a great many things.  One of which is the abundant wildlife.  Never a day goes by that you don't see one of natures creatures frolicking about and enjoying his day.  Unfortunately, in most occasions that particular display of wild beauty is usually near or on a roadway.

I have trained my self, and conditioned my driving skills to be an expert at avoiding shortening the life of the unwary animal that should happen to cross my path.  I slow and swerve for frogs and mice, break hard for rabbits and squirrels, and come to skidding halts for deer.  But I have to admit, my weakest moment is the occasional turtle trying to desperately cross the white line and make his slow trek to the other side.

Buyers, Now Is Your Chance!

The weather here in the Poconos of Pennsylvania has been an unpredictable beast.  From scorching 90+ humid days to 65 and cool in a matter of just one day.  Then there is the rain, sun, rain, sun, and then some more rain, sun. 

The real estate market seems directly related, one day to the next I am just not sure what direction it is going in.  But I can tell you this.  It seems we have a buyers market.  Inventories backing up a bit, price reductions across the board. 

If you have been considering buying in the Poconos, it may be worth your while to look now.  With high inventories comes alot to choose from and falling proces sweeten the deal.
