Fiscal Cliff Avoided!!! For Now.... (Kinda)

RealEstateJoe posted this 397 Views

So after weeks of talks and with an entire nation on the edge of their seats, as well as the edge of economic collapse, the political parties managed to find a middle ground and sign a bill which extends current tax relief on selling a home using short sales! If the government figured it all out, then what is the meaning of my title? Well the truth is, we actually did not avoid the fiscal cliff, we actually went over. It's just that the bills passed will take effect befo...

The Looming Fiscal Cliff And How It Will Affect The Housing Market

RealEstateJoe posted this 879 Views

While I sit here writing this at 8pm on Saturday December 29, most of the people in the city are out enjoying their evening. Be it dinner and drinks, shopping, or visiting one of the many fantastic local bars, Americans everywhere are carrying on like normal, contributing to a recovering economy under the caring guidance of government tax breaks and growing consumer confidence.   It all seems great on the surface, people out spending money, having a good time. That is...

Record Low Mortgage Rates! The Time To Buy Is Now.

RealEstateJoe posted this 3 706 Views

At last the economy is showing strong signs of positive change! With record low mortgage rates and lower unemployment numbers helping to get the housing market back on track, all of us at Real Estate Joe are jumping for joy! Freddie Mac’s month-end survey of 125 nationwide banks put the average rate for a 30 year fixed-rate mortgage at 3.32% for borrowers willing to pay 0.8 discount points. Staying just 0.01 percentage point above the record low rates we witnessed prior to Thanksgiving! W...

Hurricanes and a lot of hot air!

RealEstateJoe posted this 499 Views

Well hurricane season is once again upon us here in the deep soutwest of Florida!  Debby was our first taste of what hopefully is not to come, although not a hurricane, Debby the tropical storm wreaked havoc in Naples, with tornado warnings and touch downs of the like of which have not been seen in Naples for a long time.  The sun seemed to vanish for four days and the wind speeds were high, causing large branches to fall and lawn chairs to take off unexpectedly!  The house prices dropped in...

Low Priced Bargain homes becoming scarce.

Just got the news that we had another record breaking month at Downing-Frye Realty, Inc in Naples,  closing May with a $11,000,000 closed sales volume day on May 31st. Deciding upon which Broker to hang my license with in Naples, was a tough decision, but as our recent sales have shown, I made the right decision, our closed transactions for the first five months of 2012 are up 16% over the same time period in 2011.   Its certainly busy, even though its officially "out of season" I am getting...

What's with all the Rentals!

RealEstateJoe posted this 546 Views

Is it just Naples, or is everyone having the same experience as I am?  For the past few months, sales have been picking up, but I am finding that rentals are also on the increase, in fact I would say that around two thirds of my leads in the past month have been for rental properties, not just the lower end clients wanting a cheap condo, but also clients up to $8000 a month (which is huge, but not that unusual here in Naples in the winter season).  Are we looking at potential home owners wan...

Florida in top Five States showing price increases.

RealEstateJoe posted this 439 Views

Just read this and obviously like to spread the good news.  Florida is fifth out of all the states for real estate price increases!  Anand Nallathambi, CoreLogic’s CEO, says that "Tighter housing inventories are starting to lift home prices".   The housing inventory down here in Southwest Florida is certainly getting tighter, that, together with the almost none existant rental inventory shows great signs for the future sale of real estate.
