Townhomes Versus Condominiums

If you are thinking about buying a home, purchasing a townhome or condominium (condo for short) may have crossed your mind. There are certain features that will separate these two types of properties that are commonly confused between one another.
You are responsible for getting insurance on a townhome like a traditional home, however there are some homeowner's associations (HOA) that will take care of a roof replacement should the need ever arise. Townhomes have been known to be accompanied with hefty monthly maintenance fees which will pay for maintenance of common areas, pools, security and gates for the community, and roof replacements and repairs (varies between HOAs).
The average sales prices of townhomes is usually less than that of traditional single family homes.
In the end, ownership between a condominium and a townhome varies in terms of ownership and what the home owner is responsible for. These types of units are perfect for anyone looking to move out of an apartment, yet still does not want to maintain a large yard and is looking to live in an apartment-like community rather than privately in a single family home.
The houston real estate market has many different townhomes and condos available to purchase, ranging from properties more than 30 years old, to even new construction in the luxury market overlooking the gorgeous downtown Houston panorama. Be sure to consider the pros and cons of purchasing one of these types of properties before making the crucial decision of deciding between a townhome or condo.
Townhomes
When owning a townhome, you will usually be responsible for your yard that is usually fenced in in a small patio area. These types of properties also will share one or two walls depending on location, and will usually not have neighbors above you.You are responsible for getting insurance on a townhome like a traditional home, however there are some homeowner's associations (HOA) that will take care of a roof replacement should the need ever arise. Condominimums
Condos are just like apartments; you own everything from the exterior walls in and will be responsible for getting insurance on the contents of your home. Condos are known to be even cheaper than townhomes, except for new construction in luxury areas like the Mosaic at Hermann park.In the end, ownership between a condominium and a townhome varies in terms of ownership and what the home owner is responsible for.
