Social Media Is Personal...So Tread Lightly

Anybody that thinks that you can go out there in the Social Media World, post a few notes, add a few friends, upload a few photos, comment on a few peoples wall, and then "UNFRIEND SOMEONE" and they find out, they are not gonna take it too lightly.  I have been involved in Social Media for a few years now and feel I have a pretty good handle on things.  I don't take anything to heart, you unfriend me, no problem, I just do it back, nuff said.  But a few of my friends, who do not completely understand this arena well, can get extremely irate at another.  This happened just the other day with 2 people I will leave nameless.  One person unfriended the other in Facebook and a few other Networks and person 2 found out.  At that point, person 2 "called out"…

Tampa Foreclosures Still An Issue For Buyers That Don't Understand

 I am sure, being in Real Estate today, that just about every Realtor still in the business, knows what a short sale is.  Well, that is what I thought, but that is not the case.  I don't know about other markets, but the Tampa Foreclosures Market is a frenzy.  The only problem is that many Real Estate agents that are not doing so well in this market, do not seem to understand what a Short Sale is or a Real Estate Contract.  Apparently, they believe that if you submit a contract, that that is just a "recommendation" contract.  In other words, they way they treat it is like "Well, we would like to buy this property but we are gonna keep looking and find something we can close on faster".  Guess what, Short Sales and property going thru the Foreclosure…

Don't Mind The Man Behind The Curtain

The title should say it all.  All to often, people, Realtors, who are trying to figure out how to get their website to function better in the SERP tend to stray over to the side of just coping content from those that are higher up the SERP's then they are.  This has been the case with me for some time.  I have a fairly successful website for the Tampa Real Estate and Tampa Foreclosures Market, it places very well in the SERP's for many key terms and many Long Tails and have been doing a very good business.  It has taken me a while to get to this point and I continue to work on it almost daily.  Content is tough enough to write, and I have dealt with many a day where I had writers block.

The Good, Bad And The Ugly When It Comes To Social Media

Being involved in the Tampa Real Estate arena, you are always looking for new ways to advertise yourself and your listings.  Along came a Spider (Social Media) and a new frontier in marketing was born.  Social Media, Linkedin, Facebook, Twitter, etc are great places to stay connected with friends, find out the latest news before its reported, or post an online resume for a job.  Whatever you are using Social Media for, it has its good side and bad side.

Tampa Foreclosures Decreasing Quickly

Tampa Foreclosures, REO's Bank Owned, and Short Sales have been the buzz and continue to be the buzz in the Tampa Real Estate Market.  It appears the many Bank Owned Properties have disappeared from the market due to their fire sale prices although there are still some that remain.  Seems like the first wave of Foreclosures to Bank Owned has hit and passed with the secondary waves about the hit.  This means that the next wave of properties should be priced to Market and the banks should be in the swing of things, as they seemed somewhat ignorant prior.

Team Masse continues to dominate the market, adding an additional 3 Buyers Agents, and 2 more Administrative Assistants to handle the new load from Agents and Market conditions.

Online Live Webcast Really Paying Off

 I have always been a huge fan of video although I hate seeing myself on video...but that is another story all together.  In either event, I created an online Webcast called FranklySpeakingTV with Frank Nunez as the Star which can be seen at http://www.FranklySpeakingTV.net.  Since going online that first day where Frank had that "I'm gonna pee my pants" look, he has really come out of his shell and is amazing on the phone now.  In addition, the show itself yields 20-40 unique views daily (M-Th at 5pm eastern time)

Also, since the show has started to take off, he gets calls on his own now from the success of the show and has written 3 contracts, 2 listings, and has 2 closings all in the past month...truly incredible since he hadn't sold any property in…

Tampa Foreclosures, Friend Or Foe

Strange Title, I know...but let me explain a bit.  Tampa Foreclosures, typically bad for sellers (only if you are the home owner and you don't want to leave) but great for those looking for a deal in property.  But wait there is more.  If you are going to purchase a Foreclosure, make sure you know what the heck you are doing.  Many properties that have gone thru the foreclosures process have may have some damage to "stuff" that may or may not be visible (since homeowners may have been forced out and are angry about the situation, you really need to have a thorough home inspection)

Whatever your case is, you really need to understand the market and what a Short Sale is vs a Foreclosure.  Believe me, a Short Sale is NOT Short as the name would indicate but…

Are You Using Twitter For Your Business And If Not, Why The Hell Aren't You...

Twitter is taking the net by storm, in my opinion.  I, like most everybody that started out with signing up for a twitter account, ended up abandoning it after a few weeks because we just "didn't get it".  Well, 6 months passed and I thought I would take another look at it and BAM, I started to see the genius in it.  I think the thing that confused me was the "What are you doing" question.  Who really cared about what the hell I was doing, Oh yah, I am watching Ghost Hunters, or I am sitting in my chair now, or, I am watching my dog poop in the yard.  Did people really care about this crap.  I figured the answer was a big fat "NO" so I moved on and just assumed that twitter was something for the sub 20 year olds that use txt messaging to go back and forth…
