The Other Problem with Real Estate is the Realtors

Let me tell you, that Title is the Truth and I will explain why. I am a listing agent so I list property. My wife is a Buyers Agent so she helps buyers, and so on. Well, my side is not a problem. An agent calls me up, wants to see one of my listings, I make the arrangements if needed and your good to go. As a Buyers Agent, especially in the Tampa Real Estate Market, at least that is my market, a Real Estate Agent takes the Buyer to see the properties, if the Buyer likes it enough, they make an offer. Ok, great, an offer. If I get an offer, I process it right away like a hot potato, quick in, quick out, faster it gets through the process, the faster is gets to closing. Ok, so I think I run things pretty well.
Now here is where the problem begins. My wife takes buyers around, they like the properties, they make offers. Great, her buyers are highly qualified (we get them prequalified before anyone goes out) and we should be able to get them closed in about 30 days...wrong. "What do you mean the listing agent can't be found". She calls and calls and calls and no return calls. She faxes the offers in and no reaction. She calls for days, no response. She asks for someone else in the office, they tell her that that is "so and so's" listing and you will need to speak with them. What the heck is going on.
My wife and myself are Realtors full time. This is what we do. If you are a Realtor and you are not doing this full time, or you can not service your listings the way they should be serviced, then don't take them. If I feel I cannot service a listing the way it should be, I don't take it and I explain why to the seller. My wife is trying to reduce the quantity of homes on the market, but the listing agents just don't want it to happen...I just don't get it. The last 4 deals that she is currently working fall into this "No response" category.
So my advice to all of you Part time Real Estate agents out there, I have no problem with you being part time, just answer the phone when we call, or at least call us back at the end of your work day, respond to our emails, and certainly process our Offers. I would love to get paid, wouldn't you.

I've met too many real estate agents I struggle to treat and show respect towards. The other week I called on a dozen real estate agents to get profit and loss information on investment properties our client was interested in. No brainer stuff right? Wrong! To my amazement, 10 of the 12 either didn't know what a P&L was, didn't return my call, or couldn't come up with the information. Shees! Colleen (my better half) is inundated with work because she simply does what she is suppose to do, when she is supposed to do, and in a professional manner. I rated you a big 5 on this one and added you to my friends list Robert. The bald thing had nothing to do with it. Really, it didn't! 
It is amazing the chord I hit on this one as well. I, We are all just trying to make a living and a difference in peoples lives by supplying them with quality, professional service and we have others that bring our overall ratings down and don't really care about it. Not sure what you mean about the "bald thing" but I am adding you as a friend as well as I like your topics as well. Thanks for the add and the rating rob

No problem. Fortunate for me, my father and grandfather have a full (very full) head of hair so I will be ok...just a little receeding hairline but thats ok...thanks again
Another nice post Robert. You are 100% correct. In Washington State, you call the agent and wait. If you get no response, you call the broker and wait some more. Then if there is still no response, you call the seller directly. I have never had to call the seller direct, but I have gotten really close.
I think if we just jettison all the part timers that don't care about the business, we wouldn't have the problems that we have, I think that we could have cleaned up the mess by now (just kidding but sometimes I wonder)
Robert - I am a full timer too (in fact I am going to show a condo right now) so I am with you and cutting loose the part timers. The truth is that it would make for a better experiance for everybody.

Good point! In my experience, it's more that a certain agent manages to get tons of listings and can't keep up with them. Hopefully some of those underserviced homeowners will list with me in the future.
Need to educate buyers and sellers on how important it is to work with a full time realtor. Hmmmm, I thought you were bald too.

Just happened again...my wife just submitted another 3 offers and can't get anyone to respond...offer in hand, good offers at that, unbelievable...it is almost like no one wants to get paid
I am hoping with the slow of the market that it will help keep these part timers out of business. You simply can't just bump into someone anymore that is looking for a house.
I bump into people all the time still looking for "a great deal". They want to buy, the problem is the agents that are clogging the system dont apparently want to sell!
Robert we have experienced the same problem here with agents not returning calls. It definitely seems like they probably picked up a job. At least, that was our conclusion.

Makes life difficult when you have a bunch of contracts submitted and know one can tell you if they recived the fax and/or submitted it to the appropriate people to make the decisions. Really frustrating...by the way, I need to get a hair cut
Yes it does on the contract piece. Regarding the haircut comment...very cute...I'm still laughing. You understand that everyone who looks at that picture and hasn't seen your site or read this post thinks you are bald....

I have experienced this as well. To busy to call back, I usually give them a business day to respond to my calls and if I have a offer and still no response i go to the broker and kindly ask him or her to make sure that the offer gets presented within 24 hours. I have not had a broker yet not follow though with making sure that the offer was presented and a response given back. It is very important to educate the public on the importance of hiring a full time REALTOR though. Not trying to be mean to the part-timers but how can they honestly fully represent their listing clients when they cannot even be reached much of the day. I was on vacation last week, and had another agent ready to cover for me should I need a offer presented or to show a buyer some homes, otherwise I was totally reachable and took phone calls every day, and responded to e-mail every day. I don't even care if they do list with me...I just want the agents to do their job, or get out! They are making this harder than it needs to be. Things are difficult enough right now, why complicate matters.
