Not All Tampa Homes with Water Features are Created Equal!
Posted May 4, 2008 @ 12:31 pm, Viewed by 99 Visitors, Read 104 Times.I currently sell Real Estate in the Tampa Real Estate Market, and I use to sell Real Estate in MA on Cape Cod. If you are not familiar with Cape Cod, it is basically an island with a couple of bridges. Anyway, I remember looking at some property that said they were Water view. When I was there at the home, I could not figure out how in the heck this was water view. I mean, it was a good 3 or so miles from the water, had homes and trees all around it for miles, and soon thought it was a typo. I contacted the listing agent and let him know that this must be a typo as he must have been speaking of another property. He let me know that in the Fall, when the leaves have all fallen off the trees, if you go up to the Widows Walk and look to the North, you will see the water off in the distance on a clear day. Holy Cow...are you kidding me. Well, as I researched more homes, I discovered that they all did it this way.
So when you are looking for a home that has some type of water feature...let me try to decipher what the terms mean.
Water view - You have a view of the water in some way shape or form from some location of the property during some time of the year. Keep in mind that the water may not be ocean or bay, could be canal, lagoon, retention pond, or at times, a puddle.
Waterfront - This means that you are right in front of the water...usually the ocean, beach, canal, or lagoon but not limited to those water types.
Water Access - This means that you have access to the water, but not necessarily in front of the water or have a view of the water. Somewhere in your community or area, there is access for you, somewhere.
So next time you are out looking for a property with a water feature, make sure you tell your Realtor exactly what you are looking for, ie. Waterfront, with boat lift and access to the Bay from behind my house with the boat docked behind my house!
The more info you give the agent working with you, the better they can do their job!
