Persistence Pays off in Tampa Short Sale and Tampa Foreclosures
Posted Jun 27, 2008 @ 8:31 am, Viewed by 538 Visitors, Read 551 Times.I have been negotiating short sales for some time now and would like to give all you out there some advice that seems to work for me. Our Short Sale Conversion Rate has been greater than 85% and we have done probably around 20-30 right now so not bad considering the statistics I keep hearing are around 10% conversion or less.
- Be Persistent. You are working for your client so act that way. When you find out who the negotiator is that has been assigned call them several times a week.
- Make it personal. When you call the Loss Mitigator or whoever is handling the file, mix it up and talk about things not related to the file. This will set you apart from all the others that he/she speaks to during the day. Ask them about the weather or whatever is gong on in their neck of the woods.
- Respond Quickly. If they need some paperwork for the file, don't wait, get it as fast as you can and confirm that they receive it. I learned this one quickly that if you don't confirm they have it, they will tell you 3 weeks later they don't have it.
- Don't Argue. If you have a disagreement with the Loss Mitigator, don't argue about it. Speak calmly and nicely and work thru the issue. You piss them off, they will just throw your file in some black hole...they don't care, they get paid a salary.
- Make sure the bank has an updated appraisal or BPO. This is a big one as I had one file they were going off a BPO done some 3 months prior, it was a newly built home and the builder dropped his pricing after the BPO had been done. The BPO did not reflect the new changes. Had I not requested another BPO be done, the file would not have gone thru as written.
These things will help your file go thru the mountains of paperwork faster than others assuming you make a personal connection with the person on the other side phone. Be courteous and polite and make a personal contact and you will see things flow much smoother than you thought.

85% is great. I agree persistence does pay. Most people give up after a few weeks.
