Social Networking Works in The Tampa Real Estate Market

I am a huge advocate of Social Networking and how it applies to Real Estate. I teach Social Networking to the Agents in my office, usually 3 times per month. The classes are typically overflowing and can go for some 3+ hours. In either event, the one thing that most agents feel is that they should receive instant gratification. Unfortunately, this is not the case. You build your Social Network, all the fingers of the web, to catch people as they fly on by. I am often asked which Social Networks to create profiles in. My answer is typically the big ones with the most traffic are a good start, and then whatever the ones that you find interesting that you will maintain your presence in. Social Networking is exactly what the words say, Social and Networking.
To give you an idea of the power of this, being in the Tampa Real Estate Market, I tend to deal with Tampa Foreclosures and Tampa Luxury Homes. I had one client recently purchase a home site unseen. What I had done is do a walk thru of the home, posted the video I took on Youtube for him and his wife to view and they made the offer and closed without ever seeing the home. The came to visit the property a week after close, sales price was $600,000.
Then, before they closed, another person happen to view the walkthru on Youtube, who was from Cayman Island, and wanted to purchase the property as well. I have since picked him up as a client as well as they are moving to my neck of the woods in the next month, this is a cash deal. In addition, in Facebook, I get many many listing referrals, to the point where I have to turn some down. My team maintains 40+ listings at any one time and we do between 3-5 closings per month.
Social Networking has been a huge part of my business, and if done correctly and maintained, will payoff for many moons to come. You need to fill the pipeline in this business, so start pouring!
