When Real Estate Gets Up Front and Personal

My wife and I sell in the Tampa Real Estate market, or more like my wife sells the real estate and I "Do real estate by Not Doing Real Estate".  It seems like everyone is all of a sudden an expert in the field or they have a friend that is an expert.  "My friend says that I should by short sale properties and go in real low on the price"...who told you that, "My friend told me that is the way to go".  Although this may work sometimes, the likelihood of this working is a long shot.  The only time you should try something like this is if you have no time frame for moving, you don't really care if you get the property, you don't mind waiting for possibly 6 months or more, and you will not get insulted if the bank does not respond to your offer.

Unfortunately, most of our clients want to move in the next 30-60 days, are nervous about the response from the bank, and care if they get the property.  But their expert "Friend" apparently knows more about the business than 2 people that literally do this day in and day out, 7 days a week, 24 hours a day, and have written and negotiated hundreds of contracts.

Here are some words of advice, if your friends are such the experts, have them write the contract and negotiate the prices and deal with the banks because we do not have time to be fighting with your expert friends advice.  Or better yet, why not have your expert friend start their own real estate company and charge people for this expert advice, because as far as I am concerned, their advise is worth exactly what they are currently charging for it...NADA!

I say all this because there is not a real good understanding of what the well positioned agents do and it is always very easy to give free advise when there are no repercussion on the one giving the advice.  I am pretty sure that you would not give a brain surgeon advice on how to operate, or an attorney how to defend a case, or instruct Tiger Woods how to play golf, so why do all these real estate 'wannabes' know more about real estate than everyone else.  It is the intelligent one that listens as opposed to speaking.  I myself many times during group conversations, say absolutely nothing.  Most of the time I know alot about the topic at hand, but would like to see if someone has a view on it that I had not thought of which may make me change my opinion on the topic.

So...If you can do it better than the people that do this for a living, we will all bow to your greatness and pass the reins onto you, until then, please stop with the advice and let the experts do what they get paid to do!
