I have changed my affiliation to Keller Williams Realty Consultants located in Roswell, Georgia. I am very excited about the new opportunities that my affiliation with Keller Williams will bring. My decision was based on the premise that real estate is local and this places me geographically right in the middle of my area of specialization - Alpharetta, Roswell and Sandy Springs. Atlanta Luxury Real Estate

The good news about the Atlantla luxury real estate market no longer means that you must live in Buckhead to enjoy fine homes and amenities you have come to expect in the luxury real estate market. In fact, you might consider whether or not the city of Atlanta is the right place for such a large investment. Alpharetta GA, Real Estate

Alpharetta is a very forward thinking city, not reactive like many other municipalities. This forward thinking vision allows for better planning for future development and costs taxpayers less money in the long run. The proactive approach to government results in a safer, more efficient and less expensive government for residents of Alpharetta. A perfect example of proper panning in action is demonstrated on newly annexed areas of Alpharetta. The city puts its money and its resources where its mouth is by hiring police officers before they are needed to cover the increased areas. Atlanta, Georgia Homes For Sale

One of the most important factors relating to the housing market is called the absorption rate. The absorption rate tells us how long it would take, based on statistics, for all homes to sell, if no new homes came on the market during that time. To find the absorption rate you must divide the number of homes available by the number of homes that have sold. Currently there are 5,400 homes for sale in the city of Atlanta and,  according to the Atlanta MLS, the FMLS, 486 homes sold during the month of January. Therefore, the absorption rate for homes in Atlanta is 11.1 months. This number does not include homes that are currently under contract. The housing market around the country is going through a change; what was a definite sellers market in many area has shifted to a more balanced real estate market and, in some cases, shifted completely to a buyers market. Many factors come in to play when determining the current real estate market conditions, but, one easily measurable statistic is to see if buyers are still in the market buying homes. What's In A Good Market Analysis

A comparative market analysis (CMA) is the most important,and, should be the first skill that any real estate agent learns how to do well. A CMA should be used to determine fair market value for a home based on certain conditions. The conditions for determining fair market value are that you have a willing buyer, a willing seller and no undue pressure on either party. This is market value. Not what the seller or agent or buyer feels like the value is, but instead, what buyers and sellers have actually paid for similar homes. After all, whether the real estate agent is representing you in listing your home for sale or representing you in the purchase of a new home, what could be more important than the value of the home?
