Atlanta real estate as a whole will see virtually no appreciation over home values in 2005. Much of these market statistics can be attributed to the incorporation of Sandy Springs into its own city in 2005. With more tax revenues staying in Sandy Springs and government control becoming more local, the city has established an environment that is more conducive to future growth.

The current market conditions for Sandy Springs appear to be inline with 2006 as a whole. The current supply of homes for sale stands at 6.6 months of inventory and the average days to sell a home is 78 compared with 79 days for the entire year. 2007 looks to pick up right where 2006 leaves off - including luxury real estate over $1,000,000. The supply of homes is is just over 7 months which is much lower than Alpharetta or Buckhead. Both of which have seen luxury real estate over $1,000,000 supply reach over 1 year.
