Sandy Springs Real Estate Market Conditions

Sandy Springs has seen a stellar year for real estate sales. While the overall number of homes sold in Sandy Springs will be down beetween 5% - 10%, the average home price has increased dramatically over the course of 2006, up almost 16%. Atlanta real estate as a whole will see virtually no appreciation over home values in 2005. Much of these market statistics can be attributed to the incorporation of Sandy Springs into its own city in 2005. With more tax revenues staying in Sandy Springs and government control becoming more local, the city has established an environment that is more conducive to future growth.

Windward, Alpharetta Market Conditions

The real estate market in the Windward community of Alpharetta has shown resiliency in the face of a slowing real estate market. The 2006 sales data is as of November 30th and does not include 7 pending sales transactions including one home under contract for $2,195,000. While the overall number of homes sold in 2006 will be down slightly from 2005 home appreciation is 3% over homes sold in Windward in 2005.

Welcome, John’s Creek And Milton

Midnight December 1st, John’s Creek and Milton officially became cities in North Fulton County. John’s Creek, which lies geographically to the east of Alpharetta and Milton to the west of Alpharetta and north of Roswell, passed the final hurdle earlier this year when residents of the unincorporated areas voted overwhelmingly to form new cities rather than to be annexed into the City of Roswell.
