Saturday Open House
Posted May 20, 2007 @ 10:27 pm, Viewed by 699 Visitors, Read 705 Times.Well, I wanted to give a quick update to my experiment with an open house on a Saturday for my listing in Brookhaven. I would like to say that since it was the only open house that I couldn't handle all of the traffic. Unfortunately, the reality was that I have never been there when there were so few people out. Not only not looking at houses - just nowhere to be found So, maybe it will work elsewhere, but, for me, in Atlanta - it will have to be a unique location that will generate lots of traffic from cars simply driving by before I will consider doing another one. Not one person came to the open house in three hours. It was advertised and there were directionals, ballons...All the standard open house tools were used.
My hope in posting the complete failure of the open house here is twofold: If you are an agent in Atlanta - use this to show your sellers the complete futility a Saturday open house will bring and if you are a seller, please don't ask your agent to do one!

I had never done an open house on Saturday before - for this very reason. I really believed that there would be people looking and since it was the only open house available that we would get some traffic. I was there from 10 - 1. The thought was that it would be when people are out and before they begin running weekend chores. Oh well...
When you have the internet why would you waste your time driving all over town looking at open houses. Come on, Ryan, you should now that.
Louise only does open house at the request of the seller and even then she tries to explain that open house don't sell homes!
I know Matt. I like to try to think outside of the box sometimes. It seemed like a good contrarian thing to do. I have had some success with open houses though. Not everyone does.
I live in a small town in AZ (Payson) and open houses here just don't attract people. The biggest turn out I've ever had was 6 groups of people, none of whom were very serious.
Ryan, it may not have just been that it was Saturday. This Past Sunday I did a open at my Condo listing off of RT 22 a very busy local hwy 3 lanes of non stop traffic both directions. I have done open houses in that complex before, and always gotten 10 to 12 visitors or more in 3 hours time. This time, even though there were 4 other open houses at the complex and at least 3 of them were advertised, I got no visitors, and I talked to 2 of the other Realtors in there and they said the same thing. I was grateful to have something to work on while there, very very quiet.
Hey Ryan, The past few open houses we did turned out to be a complete waste of time , some sellers believe it is something that has to be done but it is just the ancient way of selling real estate with all of our tech savvy and the consumers tech savvy there really is no reason to do open houses anymore. We are all done with doing open houses.
Ryan -- one way to increase traffic on Open Houses is to door knock 200 homes around your listing and offer a personal invitation to those neighbors. Now, you won't sell the home to the neighbors but you will impress them with your willingness to work to sell the home and, if you ask, I'm sure they'll put you on the Interview list when they go to sell.
Ryan~ I know exactly what you mean. I wouldn't even waste a second thinking about an open house. Most of our area is rural or country with the exception of maybe the city limits of Knoxville, but everywhere else would be impossible for buyers to find. Now they used to work VERY good in Florida but I haven't been down there in many years.

Ryan-it's not just Atlanta! I have had a few opens in the last year (Baltimore) and they all had the same outcome as yours!
