Attention Atlanta Home Sellers!
Posted Jun 5, 2007 @ 7:02 am, Viewed by 391 Visitors, Read 392 Times.Wow! I wouldn't have thought that this would be necessary, but, I suppose it is important (since I received a couple of phone calls from my last blog entry) to follow up and say something to sellers as well;
Under no circumstances, at any price point or type of home is this a sellers market!
After receiving a couple of phone calls and after numerous homes previewed and shown to buyers recently, it has become apparent to me that sellers can have expectations that are just as unreasonable as buyers. I know, I know - your home is nicer than the one down the street. That's what everyone says. That's also why it isn't true! I don't know if this is the fault of the real estate agents who are listing these homes too high just because they want the listing or if some sellers actually think that there homes are worth 10% more than they were a year ago. How much of this is simply a matter of unreasonable expectations fed by the idea of pocketing more money and thereby removing all sensibility for sellers? What ever it is, stop. You are hurting yourself more than you realize by overpricing your home. It has been written about extensively and I have a written about it also. Perhaps you might want to read this caution about overpricing your home. You might realize how much better off you will be by pricing your home correctly the first time.
I don't mean to put a sour taste in your mouth if you happen to have your home listed for sale, but, perhaps you haven't heard the honest truth. This is what's called a balanced real estate market and it is very important that you understand what this means; it means that if you overprice your home a buyer will likely buy another one that is listed more appropriately. In a balanced real estate market, just as in markets that favor buyers or sellers, only correctly priced homes will sell in the time frame indicated by a thorough market analysis. You owe it to yourself to price your home correctly.
