Brookhaven Townhomes

Traveling through Brookhaven yesterday, I realized that there are many options out there in the way of townhomes for a buyer in this market. I stopped in to take a look at some of the new construction townhomes just off of North Druid Hills just to see what the new ones are like compared the Brookhaven Townhome I have listed for sale. It's been a few months since I had been in there so I wanted to check out a few more that have finished. I figured out very quickly why they aren't selling and it's not just because there are so many!

I'm really not being overly biased here. These new townhomes in Brookhaven don't come anywhere near as nice as the one I have listed for sale. Here are some of the deficiencies in the new construction townhomes:

  • They are small compared with my listing.
  • They have 9' ceilings down and 8' up compared with mine which has 10' down and 9' up.
  • The stairs are narrow
  • The fixtures are cheap
  • The architecture is boring

If you are going to spend more than $400,000 for a townhome Intown, you should look beyond the new ones and try to find something truly unique as well as something with luxurious living spaces. Like my listing in Brookhaven Heights. The new townhomes have plenty in the way of show - you know granite counters and so forth, but, they just don't seem to do anything for me. I guess what I'm saying is that you should check out all of your options before you settle for something and then regret it later...

In my area that price range is very slow to move but I like to let my clients know that making a decision to buy simply on price and year of home can be a mistake because some homes may be overlooked that could be real jems.

I have a strong belief that getting focused when purchasing real estate is vital. I have clients that want to see what's available, see this home vs. that, and really just want to have a look around to feel the market out. This wastes valuable time. What if the home they wanted hit the market, but they didn't get a chance to see it and place an offer because they were off looking at homes with criteria they didn't even prefer? Getting focused on a buyer's criteria is essential in my market - someone could have looked at a home yesterday, thought about it that night, and was placing an offer during our showing!
