Here are the real estate market conditions in 2006 for the North Alpharetta community of Windward, located off of Windward Parkway, exit 11 on Georgia 400. 2006 saw a considerable shift back to a more balanced real estate market as you can see from the statistics in the table below. Here are the year to year market conditions for Windward in 2006 vs. 2005:

The Windward Real Estate Market faired well during the shift to a more balanced real estate market in 2006.
 
Appreciation - While the number of homes sold was down slightly in 2006, the sales price was up 4.8% over 2005.
 
Average Sales Price – Up $23,714.
 
Days on Market – 54 days for a home to sell. This number is almost unchanged from 2005 and illustrates the strength of the market in Windward.

 

These statistic indicates that while much of the national, regional and even some of the local real estate markets saw a slowdown, real estate in Windward continued to remain a very desirable address.
