Reflecting the overall shift in the real estate market, the active swim/tennis neighborhood of Tuxford, located off of Kimball Bridge Road in Alpharetta had a significant slowdown of the total number of homes sold during 2006 compared with 2005. Here are the market statistics gathered using the Alpharetta MLS, the FMLS.

The lower number of homes sold in Tuxford during 2006 is in line with the real estate market returning to more balanced levels and away from the sellers market of the past several years.

Homes Sold in 2006 - 11 homes sold during 2006 in Tuxford, down 59% from 2005.

Average Price - The average price of homes sold was up about $11,000 from the number seen just 1 year before.

Days on Market - This is the most telling statistic as it relates directly to the market shift. The average time for a home to sell in 2006 was 74 days up from 42 days in 2005.

List Price to Sales Price - Homes on average sold for 94% of their original list price. This number is slightly lower than during 2005 and is to be expected. Anticipating continued appreciation at 2005 levels, sellers priced their homes slightly above what the market ultimately determined the values to be.

Appreciation - On average, homes in Tuxford received a 2.8% appreciation on the value of their home. Not exactly a stellar performance, but, proof that even in a downturn, real estate is a relatively safe place to keep your money.
