Berkshire Manor Real Estate, Alpharetta

The Berkshire Manor subdivision in Alpharetta is, in my opinion, the best value for real estate for first time homebuyers in North Atlanta. Excellent schools and a great  location continue to support Berkshire Manor remaining a great value for 2007. Here are the market statistics gathered using the Alpharetta MLS, the FMLS.

Very little appreciation of home values occured in Berkshire Manor during 2006 as the Real Estate market returned to a more balanced state.

Homes Sold in 2006 - 25 homes sold during 2006 in Berkshire Manor, nearly the same number as the 27 that sold during 2005.

Average Price - The average price of homes sold was up about $2,250, a slight increase over 2005.

Days on Market - During a shift away from a sellers market, the time it takes for a home to sell usually increase, in Berkshire Manor this number dropped slightly from 67 to 65 days. This indicates continued desirability even in a shifting market.

List Price to Sales Price - Homes on average sold for 96.3% of their original list price. This number is slightly lower than during 2005 and is to be expected. Anticipating continued appreciation at 2005 levels, sellers priced their homes slightly above what the market ultimately determined the values to be.

Appreciation - On average, homes in Berkshire Manor appreciated at a less than stellar rate of 1.5%. Considering the overall slowdown of the real estate market, any appreciation at all should be considered decent.
