It's a Buyers Market - Where are the Buyers?

It's clear that we are in a buyers market in that buyers definitely have the upper hand in negotiations, but, buyers are still sitting on the sidelines, waiting for the right opportunity.
So really, when is the right time to buy? The answer should be quite clear and the statistics indicate that right now is the answer. I just put together a comprehensive report on the Alpharetta real estate market, and, from the data contained in the report, you can clearly see that right now buyers have more leverage than they have had in years and still they sit.
Waiting for the Best Opportunity?
Here is something to consider that you may not realize if you are a buyer:
Follow those that you know have a solid understanding of the market. What I mean by this is look and see who is doing what. Right now, investors are buying. Investors realize that this is the time to get in and get a deal. If you wait to long, you may miss the best opportunity. Don't take my advice just because I say so. look at the statistics in my report about Alpharetta real estate and see for yourself.
I'm not here to convince you that you should do something that I would not do myself just to make a buck. I am here, using my experience, knowledge and understanding of the market to interpret and offer professional opinions and represent buyers and sellers in their best interests.
Speaking of interests, interest rates remain where they have been for over a year. You know, historically low levels. So not only do you have more leverage, but, you can still borrow cheap money to finance your new home. The only thing gone from the mortgage market are the bad loans that shouldn't have been made to begin with. So go ahead and get out. Start looking and you are sure to find a deal that you could not have found in the past several years.

Up here in the Twin Cities we have done such a awsome job selling houses anyone who ever could qualify have and those that defaulted are in forclosure and hopefully credit repair. the TwinCities population is not that large and there is a ratio of approx 1-10 persons are licensed to sell Real Estate. It just a little competative.

Hello Ryan, I am also a broker with Emerald Coast Realty Florida as well as Georgia and they are having a HUGE price adjustment there, as high as 40%. Folks in Florida, California, and areas of the Noth East consitute a large portion of our relo sales. We need these clients to sell to get our market revived. Most of our current clients are either first time buyers or luxury home buyers, it is that middle price range that is lagging as they cannot sell thier home to move laterally i.e. Alpharetta home owners wanting to buy up again in Alpharetta. Fortunately our friends in Florida tell us things are beginning to look up, but, not so in California...
