Real Estate Around Chastain Park

Chastain Park has long been one of the most popular areas in all of Atlanta, and for very good reasons. It's location makes for an easy commute to almost anywhere in Atlanta and the Park itself, Atlanta's largest, has outdoor activities for all ages. Chastain Park is located on the very northern edge of Buckhead in the city of Atlanta. However, in a practical sense, real estate around Chastain Park can either be in Buckhead or in Sandy Springs. To try and bring you the most relevant information regarding the Chastain Park real estate market, I have drawn a circle around Chastain Park with a one mile radius to from the center which we will call Chastain Park real estate. This provides real statistics for what most people in Atlanta will call the Chastain area.

Currently there are 98 homes for sale with an additional 7 homes working on an offer or under contract. In the last three months of complete statistics, 18 homes have sold. This gives us an absorption rate of just over 16 months. Perhaps more telling than other statistics about Chastain Park is the oversupply of new construction homes to choose from that have turned the market into a smörgåsbord for buyers. Of the 98 homes for sale in Chastain Park, over 40 of them are new construction and many were built in 2006. Yes, I said 2006. In a couple of weeks we will be in 2008 and we have a large number of homes built in 2006 still for sale.

This effects buyers and sellers in very different ways.
