Homes For Sale in Alpharetta - Sellers Not Recognizing The Market
Posted Jan 21, 2008 @ 7:36 am, Viewed by 293 Visitors, Read 294 Times.The slower sales of real estate has increased inventory of homes across Metro Atlanta and Alpharetta is no exception. Interestingly, many buyers seem to be catching on to the idea that there are more homes to choose from and we have seen much more interest in the last few weeks on the part of buyers. A couple of interesting notes of interest as I have been out with buyers;
- While there may be more inventory, buyers are not finding homes priced at their perceived value.
- The homes on the market do not seem to reflect the current market on the part of sellers.
Currently I have three buyers looking at homes for sale in Alpharetta and have looked at quite a few homes in the last two weeks. Most of these homes have major problems impeding a sale. All center around price for condition of the home as it relates to competition and inventory.
I work with buyers and sellers and one of the best parts about working with both is the opportunity to get feedback from one side to give to the other. From my experience over the past several months, sellers need to pull the cotton out of their ears and take the blinders off if they really want to sell. When walking in to a listing presentation I will be more inclined than ever to decline the listing on the basis of sellers motivation, lack of understanding of the current market and not being willing to take professional advice as I offer it.
What good is a listing that I know won't sell? None really and it costs a lot of time and money to list a home. I'll leave those listings to the new agents hungry for a sign in the yard and try to sell them at a discount when the agents are gone and sellers have come to their senses.

I think that's about right Laz, and, you really haven't "lost" anything unless you sell. keep in mind that for many, a loss really means a smaller gain. This is where it goes to seller motivation. Others, just simply bought less than 2 years ago and either want to or need to sell and that is a bad scenario for the seller.
I'm seeing this too and just don't understand. I'm showing a townhouse today that I can see is overpriced, has been listed for 175 days and has not decreased price at all. Plus, it's at a weird price of $253,000 which has prevented it from showing to those that won't look over $250,000 (it's not my listing). I'm only showing it because it's in the same complex as another unit I'm showing. These particular sellers don't seem too motivated to sell, which is a huge problem right now.

It seems to me that sellers perceive that they haven't "really" lost any money on their investment until they actually sell it. With that in mind, they don't mind listing it at a price that might've worked 9-18 months ago, but they have no intention of accepting anything lower, even if it is a fair offer for the market today. Do you think this is behind a lot of the cotton and blinders you mention above? Thanks - very much enjoy your blog.
