Better Marketing For Listings
Posted Mar 25, 2008 @ 8:37 pm, Viewed by 280 Visitors, Read 310 Times.In an effort to improve marketing for all of our listings, I've finally decided to add single property websites as an additional marketing tool. These single property sites have been around for a long time and agents have been using them during listing presentations to woo their prey into listings, but, the truth is that these sites do little more than garble up the internet with more junk as none of them (at least none that I have seen) do anything except inflate the agent and seller while not really performing well in the search engines. Now, before I get comments about this post to the contrary, let me say that this is a generalization. Of course there are agents around that know how to effectively market on the internet and many have been able to use these in offline marketing in brochures, sign posts, etc... I'm not saying they were worthless - just that I had not been convinced of there usefulness - until now. So, as I read through a forum post on REW (I can't remember which one started this conversation) I decided, that if applied correctly, I could turn these websites into something so much more than a "listing tool". By the way, have you noticed that this is how the companies trying to get you to buy them are marketing them? Not "they will help you sell", but, "they will help you in a listing presentation" - I think that spoke volumes to me about their usefulness - until now.
I say "until now" because I set out to develop one for our listings. Taking what I have learned from the real estate webmasters forum and the people I have met here, I have put together something that I think can be very useful for you as a seller. Take a look at our first one marketing our listing at 10605 Timberstone Road in John's Creek. Go ahead, open it up and take a look. The reason that these will be more effective than typical tours are many, but, much of it has to do with the platform that I elected to use to make these websites work. While they aren't quite as good as a full blown REW website, WordPress makes a more than adequate platform to work from and with the many plug ins freely available on the internet, we could make quick work of them.
So what to do with them and how to make them rank? Well, that's where quality work, a strong internet presence and some good marketing comes in. Combined with the excellent platform, these sites look great and will do much more than help me "get a listing". These sites can actually sell listings and if you have some ability to work with WordPress, you might be able to get one set up for that next big new listing your hoping for. If not, maybe you could contact Morgan here at REW to see if he can do something for you. Used correctly, I now believe that these sites can be a helpful addition to market homes in a market where we are required to elevate our listings above a very crowded market - not just say that we can.

Nice work Ryan. With enough listings you can generate a fair amount of linking to your main site as a bonus!

But, yes, I suppose they may be good links - if not overused and ONLY if used appropriately by linking to on topic parts of the website.
Ryan, I have been thinking about these single property websites seriously for the first time just today and then I read your post. I thought I was pretty good at Wordpress but I don't recognize that template from anything I've seen offered by WP. I don't think I could do that myself. Firefox got hung up on the Panoramas nav link for some reason. Great work!
Looks great Ryan (Only thing I am not a fan of is italicized text in header, but that may be a preference thing, it's just hard for my 28 year old eyes to read) - One thing to remember though Ryan is that you are very special - but that I mean you have a great apptitude for code (html / css / wp themes all that good stuff) - I think sometimes (Because I have this same affinity) we can forget how incredibly complex this task (That seems simple enough to us) is to actually do, let alone do it well. Either way - great job, I am continually impressed with what you are able to produce to support your marketing efforts - anyone who is a potential real estate client for Ryan, you need to contact him - this is the kind of creativity and effort that will get your home sold.
Judyo, Just as I posted they were updrading the hosting account which is why it seemed to be getting hung up. I made the theme. Morgan, Thank you. I might still play around with the font styles in the header or add something a little bit different to it - it doesn't seem quite right to me, maybe it's the italicized text and you are right it can be more than just a little work to get it just right. I thought I could whip this thing out in a couple of hours and it was a LOT more. Plus I had to learn how to make the panoramas. That said, it can be very quickly duplicated for other listings...

Morgan is correct, Ryan has a knack for this that many of us don't. He has been helping me out with one of his templates and even after talking with Ryan a couple times on the phone I'm struggling to get it just the way I want it. Ryan is a wiz at this stuff.
Oh and by the way Richard in addition to the CSS class, you will need to know PHP as well and maybe some other letters too.
