The list price to sales price does not reflect costs paid by the seller on behalf of the buyer. The actual ratio is slightly less than the 96% reflected in these statistics.
Active Listings - Currently there are 1760 active homes for sale in Alpharetta.
Pending - The number of homes currently under contract is 407.
Home Sold - The number of homes sold in Alpharetta in January was 130.
Expired Listings - There are a number of reasons that a home might fail to sell. In the current Alpharetta real estate market much of that reason is due to overpricing. In a strong real estate market, like Alpharetta, homes that are correctly priced, will sell. In January, about 200 homes had their listings expire.
List Price/Sales Price - The percentage of the original list price to the actual sales price is an excellent indication of whether or not buyers are willing to pay what sellers are asking for homes. In January that percentage was 96%. This number does not factor in how much money seller's contributed to buyer's closing costs, therefore the actual number is slightly lower.
Absorbtion rate - If no new homes come on the market, the statistics indicate that all available homes would be sold in 4.3 months. This indicates that the real estate market is stronger than you might here on TV.
Days on Market - Days on market indicates the amount of time on average that it takes for a home to go from listed to under contract. In January that number was 87. This is an indication of the overall strength of the Alpharetta real estate market.
One can look at the above data and see that if you are planning on selling your home in Alpharetta, with the proper guidance from a Realtor, and an understanding of where the real estate market is heading, you can achieve your goal. First, we still have a relatively strong real estate market, although slightly more balanced than in the past few years. Second, you need to prepare your home for sale if you expect to achieve close to top dollar. Finally you must be realistic in your expectations and price your home according to what the market indicates, not what you think it is worth based on the emotional attachment you have to your home.
