Market Statistics for Windward Homes

Here are the market statistics gathered from the Alpharetta MLS, the FMLS for 2007 as of February 18th. The windward real estate market looks to have picked up in 2007 right where it left off in 2006. Homes in Windward continue to be very popular with families because of the diverse activities that can be enjoyed by the whole family.

Active Listings - Currently there are 88 active Windward homes for sale.

Pending - The number of homes currently under contract is 21.

Homes Sold - The number of homes sold in Windward this year is 14.

Expired Listings - There are a number of reasons that a home might fail to sell. In the current Windward real estate market much of that reason is due to overpricing. In a strong real estate market, like Windward, homes that are correctly priced, will generally sell. This year about 21 homes have expired.

List Price/Sales Price - The percentage of a home's original list price to the actual sales price is an excellent indication of whether or not buyers are willing to pay what sellers are asking for homes. In Windward this year, that percentage is 95%. Days on Market - Days on market indicates the amount of time on average that it takes for a home to go from listed to under contract. This year in Windward that number is 83. This is an indication of the overall strength of the Windward real estate market.
