New Home Construction Rant!

O.K. If you don't want to hear a rant then you should leave now! I find it unbelievable that with all of the new construction homes in Atlanta and the surrounding cities that I can only find 1, that's right, 1 new construction ranch home for sale in Alpharetta or Roswell between $600,000 and $900,000. What is wrong with builders in this city? The architectural style of the vast majority of new construction homes all look very similar at this price point. This lack of variety, I believe has helped to contribute to the stagnating market at this price point.

Brookhaven Townhomes

Traveling through Brookhaven yesterday, I realized that there are many options out there in the way of townhomes for a buyer in this market. I stopped in to take a look at some of the new construction townhomes just off of North Druid Hills just to see what the new ones are like compared the Brookhaven Townhome I have listed for sale. It's been a few months since I had been in there so I wanted to check out a few more that have finished. I figured out very quickly why they aren't selling and it's not just because there are so many!

Attention Atlanta Home Sellers!

Wow! I wouldn't have thought that this would be necessary, but, I suppose it is important (since I received a couple of phone calls from my last blog entry) to follow up and say something to sellers as well;

Under no circumstances, at any price point or type of home is this a sellers market!

After receiving a couple of phone calls and after numerous homes previewed and shown to buyers recently, it has become apparent to me that sellers can have expectations that are just as unreasonable as buyers. Attention Atlanta Home Buyers!

Over the past three weeks or so, I have spent a considerable amount of time out with buyers trying to find the right home for them. That hasn't been that hard as in a city the size of Atlanta, there are lots of available homes. The problem, as I see it, is in the mindset of buyers themselves. Let me make this clear:

This is not a buyers market! It's a balanced Market.

O.K. I said it You cannot buy a home in Atlanta for 85% of the asking price. Stop watching the news about the national real estate market. Let me tell you a little bit about what's going on here:

  • Interest rates remain near all time historical lows.

Saturday Open House

Well, I wanted to give a quick update to my experiment with an open house on a Saturday for my listing in Brookhaven. I would like to say that since it was the only open house that I couldn't handle all of the traffic. Unfortunately, the reality was that I have never been there when there were so few people out. Not only not looking at houses - just nowhere to be found So, maybe it will work elsewhere, but, for me, in Atlanta - it will have to be a unique location that will generate lots of traffic from cars simply driving by before I will consider doing another one. Not one person came to the open house in three hours. It was advertised and there were directionals, ballons...All the standard open house tools were used.

Art Foundry At Atlantic Station

I have a client who has a condo in Midtown Atlanta who just received her new tax bill with an amazing assessment of property value. Her condo is located in the Art Foundry at Atlantic Station. We have had the condo on the market for almost a year minus the holiday season at the end of 2006. Somehow the city of Atlanta, in its infinite wisdom, has appraised the property for far more than the actual value of the property. So, the statistics for this entry will be used for a few things; some of these statistics will be used to argue the true value of the property with the city and these statistics will also be used to reevaluate the list price for the condo - even lower.
