Jeff Moore of Bank of America helps Real Estate Investors looking to avoid Anti-Flip Regulation Loans

Basically, companies are pooling funds from investors who are interested in investing in bank owned properties but don't know how to proceed. This is how it works; groups pool a large number of funds together so they can go buy large number of properties that have just gone to foreclosure and are able to buy at a large discount. Then these groups who maintain the real estate funds estimate how much money it will take to fix up the property and figure out the selling price and the margain of profit they will make by sellng this property within a 30-45 day period. A lot of companies are having very good success doing this making on average $50,000 - $100,000 per property. One of the upcoming problems associated with this formula is newly legislated "Anti-flip" regulations showing up in a lot of the loans. Basically, the "anti-flip" regulation, espeically in FHA loans, prohibits investors who buy properties at foreclosure with the intention to "flip" the property to wait 90 days before the home can come on the market after purchase at foreclosure auction. Jeff Moore at Bank of America has figured out that his conventional loans do not have any anti-flip regulations and hence has been able to fund many investor loans that deal specificially with properties recently purchased at foreclosure auction.
