                        <title>Scottsdale Home Prices Surging Upward</title>
            <description> <![CDATA[ <p>The number of homes for sale in Phoenix and Scottsdale are down
dramatically in the past year. There are currently 7,838 active
single family homes for sale in Maricopa County. There were over
30,000 homes on the market just a couple of years ago. For those of
us who remember that, this number seems unimaginable.<br>
<br>
Because of the lack of homes for sale, prices have begun to rise.
As of the middle of June the average price per square foot of homes
sold is $101.56/square foot. At the beginning of May it was
$96.11/square foot. If you go back to August 2011, which was our
lowest point, it was $79.14/square foot. So we have had a 28%
increase since then in the dollars per square foot sold!<br>
<br>
The questions everyone wants to know is, Can I still get a deal?
That depends on what your definition of what a deal is. If you want
to buy a Phoenix or Scottsdale home for well below list price, good
luck. Maybe you could have done that in 2008, but in 2012 there is
slim chance of doing that. The average sale is currently 98.3% of
the list price. Reality Check: The average price of a home in
Maricopa County was $260,000 in 2006. It is now $145,500. Even if
you have to pay list price or over list price, you are still
getting a home for almost half of what others paid for them in
2006. Now that is what I call a deal.</p>

                        <title>Phoenix Real Estate Market Update - April 2012</title>
            <description> <![CDATA[ <p>The Phoenix real estate market is changing rapidly. The number
of Phoenix and Scottsdale homes for sale is decreasing steadily. As
inventory dries up, the prices are slowly rising.<br>
<br>
Total active listings have dropped by 1532 units over the last
month. As of April 18th, we have 13,619 active homes for sale on
the Phoenix mls. Sales are at 8748 for the last 30 days (as of
April 18th), up by 901 units from one month ago. We are currently
sitting at a 1.6 months of supply. Pending sales are down slightly
from the month before as of April 18th, 12,663 vs one month ago at
12,694 . Traditionally, 3-4 months of supply indicate a balanced
market. It is officially a Seller's market in Phoenix and
Scottsdale.<br>
<br>
Short Sales represent 25% of the Closings for the last month. There
is only 0.5 months of supply for short sales currently active on
the market. Distressed Sales (Short Sales and REOs combined)
accounted for 45% of the total sales for in the last month. REO
property sales equal to 20% of the sales for the last month.<br>
<br>
Closings: There were 9587 closings in March 2012 vs. 7293 closings
in February 2012. This is a 31% increase. There were 9212 closings
last year in March . This is a 4% increase.<br>
<br>
The median sold price for Maricopa County for March 2012 was
$139,000. This is a huge 7% surge over February 2012 in a single
month.<br>
<br>
Despite the increasing prices, it is still the time to buy.
<strong>The median sales price of a home in Phoenix today is still
almost half of what it was in March 2007</strong>. In March
<strong>2007</strong>, the Median Sold Price was $261,000, compared
to $139,000 in March 2012.<br>

on the fence, waiting for the market to hit bottom, is suddenly
realizing they have already missed it, and are jumping in at the
same time. It is a frenzied race for all of those people who want
to suddenly buy. 2012 has already had some of the highest monthly
sales volumes in the past 5 years.</p>

                        <title>Phoenix Foreclosures Are Steadily Decreasing</title>
            <description> <![CDATA[ <p>The following are the Phoenix and <a href=

Scottsdale foreclosure</a> statistics for April 2012. This
information is from the Cromford Reports. Overall there is a
significant trend showing less and less foreclosures on the market
each month.<br>
<br>
1. Active Notices of trustee sale for residential properties as of
the end of March 2012 were 16,947 units. This is down from last
month of 17,331 by 384 properties. This is a huge decrease from the
all time high of December 2009 of 47,606.<br>
<br>
2. Residential Foreclosures were at there all time high in March
2010 at 5,451. Residential foreclosures were 1982 last month. This
was down by 123 units from February showing a continuing trend
downward in the total number of foreclosures.<br>
<br>
3. The residential REO properties are sitting at 7,408 vs. last
month of 7,909. Another decrease of 501 units from last month. This
is a huge 60% decrease from March of 2011when there were 19,681 REO
properties.</p>

            <description> <![CDATA[ <p>Hope everyone enjoys a fun filled Easter weekend with their
friends and family. It is sunny and beautiful in Scottsdale AZ
today. April is one of my favorite months in Arizona because of the
perfect weather. The flower are blooming, birds are sinning and the
sun is shining.</p>
<p>Our family tradition for Easter is to choose a different
Scottsdale golf club each year for Easter brunch. Previous years at
Troon North Golf Club, Grayhawk Golf Club were lovely. This year we
are trying Mirabel Golf Club. There are so many world class golf
clubs in Scottsdale, it is one of the great things about living
here.</p>
