Today was a day like most others. Up at 6:00am (we have a new 5 month old addition to the family), off to the computer by 6:30am to catch up on Facebook and Twitter, and by 7:00am looking at real estate related emails, and new buyer and seller prospects that have filtered in over the past 12 hours or so.

At about noon I received a call from a potential homebuyer who would like to see a home down in Tolleson. This was a pretty typical call, the buyer had seen a short sale on our website listed at $75,000 and wanted to get in to see the home asap. Also typical, was the fact that the home comped out at approximately $150,000 and the seller and listing agent had decided to drop the price down to $75,000 to generate an offer prior to the Trustee's Sale set for…

For those in the know, Desert Ridge in Phoenix is one of the areas hotspots for those interested in purchasing a nice residence in a killer area of town. Located in North Phoenix just off the 101 freeway and Tatum Blvd, Desert Ridge is home to the JW Marriott Desert Ridge, Wildfire Golf Club, and always popular Desert Ridge Marketplace. For those with children, Desert Ridge also has schools and day care facilities located conveniently within the community.  

Although Desert Ridge borders North Scottsdale to the east, technically the neighborhood is located in Phoenix resulting in lower taxes, and preferred (by many) Paradise Valley schools.

Scottsdale Home Sales Update For May

By now, most people who have been paying attention to the media have heard that home prices (and interest rates for that matter) in many areas are near the bottom. Personally, with my own clients I have noticed the competition on homes that are priced right in Scottsdale as well as other Phoenix areas increase dramatically in recent months. At this time, it's not uncommon to be going up against two or three other offers on the homes for sale that represent a good value.

Scottsdale real estate has continued it's upward trend for the month of May with a total of 458 homes sold. The upward swing hasn't been dramatic, but has been steady. Some might even say "healthy." 

Buyers who are in the market are so fortunate…

One of the things I love about being a Scottsdale real estate agent is the opportunity to get out and explore all the great areas around our valley. I always keep a camera stashed in the glove box so I'm ready to go when when I see a great house, view, or anything else that I happen to find interesting.
