Scottsdale Home Sales Update For May

By now, most people who have been paying attention to the media have heard that home prices (and interest rates for that matter) in many areas are near the bottom. Personally, with my own clients I have noticed the competition on homes that are priced right in Scottsdale as well as other Phoenix areas increase dramatically in recent months. At this time, it's not uncommon to be going up against two or three other offers on the homes for sale that represent a good value.

Scottsdale real estate has continued it's upward trend for the month of May with a total of 458 homes sold. The upward swing hasn't been dramatic, but has been steady. Some might even say "healthy."

One of the things I love about being a Scottsdale real estate agent is the opportunity to get out and explore all the great areas around our valley. I always keep a camera stashed in the glove box so I'm ready to go when when I see a great house, view, or anything else that I happen to find interesting.

If you're an agent working in today's market, you're well aware that most 100% financing options are no longer available to buyers looking to purchase a home. Fortunately, a few programs do still exist. One such program is the AmeriDream Down Payment Assistance Program. According to their website, they have helped over 252,611 families purchase a home since 1999.

Certainly the Scottsdale real estate market hasn't been immune to the woes that have insued due to the subprime mortgage meltdown in recent months. More and more homeowners are faced with the dilema that their mortgage interest rates and payments have gone up, while their property values have declined.  Although most homeowners would love to keep their home, the reality of the situation is that they simply can't afford to do so. This has led to an increase in short sales and foreclosures across the country.

Although it's Halloween today, this is no trick. In fact, it's more of a treat for consumers who like cheap money. After cutting the short term interest rate .50% in September, the Fed went ahead and posted another interest rate cut of 0.25%. The federal funds rate is an overnight lending rate for banks which impacts among other things what consumers pay on credit card debt, home equity lines of credit , and auto loans.

This is great news for consumers, but it does not necessarily affect those who are shopping for a home loan. Mortgage rates are generally based on the 10-year U.S. Treasury bond yield, which actually rose after the .50% percent cut in September. This was a case when maybe a .50% cut was a little too much when viewed by mortgage investors…

Last week I received an email from The Allison Condominiums advertising some specials they have going on right now for their new community in North Scottsdale. The advertisement looked great, so I penciled in a time to get over there to check out the community for myself.
