Area 13 $350,000 (12% increase from 1st Q 2009)
Area 14 $315,000 (7.2% increase from 1st Q 2009
Area 221 $310,000 (14% increase from 1st Q 2009)
Area 222 $244,000 (-.025% decrease from 1st Q 2009)
Foreclosure % of Sales
Area 13 12.8% (5.6 decrease from 1st Q 2009)
Area 14 11.5% (7.6 decrease from 1st Q 2009)
Area 221 20% (8.6 decrease from 1st Q 2009)
Area 222 23.7% (7.2 increase from 1st Q 2009)

WHAT DOES ALL OF THIS MEAN?
Overall median sales prices have increased since first quarter 2009. This could be due to our seasonal increase in sales during Spring/Summer. Not sure if the increase in total sales and increase in sales price is simply inflated due to the season.
Percentage of Foreclosure sales are decreasing which should help our median home prices overall. However, Short Sales may not necessarily be counted in the Foreclosure sales which could have adverse affects on normal median home prices.
We hear there are increasing mortgage defaults which could turn into more foreclosure sales later this year unless home owners are able to refinance or reconform their notes.
Presently, there are fewer good inventory homes on the market. We need more good updated homes to list for sale!
