sMatyja posted this 444 Views

Today's real estate market has become quite busy and the talk across the nation is how we quickly have moved from a Buyer's Market to more of a Seller's Market. Prices had begun to move back up, but are still down from where we were a few years ago. But the problem is the inventory has become low, and when a good property does come up for sale, there are usually a few buyers going after it. To win a good property in a busy market, it takes a different approach in writing your offer from what...

For almost all markets across the country the numbers from the local statisticians and real estate boards show this. What's interesting is that we all kept saying that we cannot see the bottom until we have passed it, until we can accurately measure when the bottom occurred. As the real estate market was in freefall, we saw so many buyers running around, very excited and very stressed, trying to...

I have been a Realtor for about 8 years now, and what brought me into real estate was my background in marketing and design. Prior to working as a real estate agent, I developed advertising, branding and marketing for many top Realtors and brokerages. During those years I was able to take in and learn the main concepts that made many of these top producing agents successful. One reoccurring theme I saw often, was how these agents worked with sellers. I saw two main differences. There were...

Navigating Multiple Offers When You are on Both Sides

The real estate market is heating up and buyers are scrambling to find good deals. With an abundance of buyers, and a shortage of inventory, we are once again seeing many multiple offer situations. As listing agents, we often specialize in certain areas or neighborhoods within our overall marketplace. That means we often have potential buyer clients we are working with in those areas. So what happens when we get a listing on a good property, but we also have buyers who might be the right fit...

What is an Appropriate Amount for Earnest Money?

sMatyja posted this 1 4,662 Views

We all know that Earnest Money is the initial deposit that a buyer puts up when making an offer on a property for sale. Because there really is no "standard" amount to go by, I was wondering what other Realtors find to be an appropriate amount. Or more so, I was curious to see what other areas of the country commonly see. In Park City, Utah, we typically see anything from about 1-2% of the purchase price, and on some big cash deals maybe even a larger amount. What brings up this topic is ...
