A South Florida developer has purchased the Outlets at Vero Beach Florida for $38.2 million. The price is the second highest amount paid for a commercial property this year. The outlet mall, just west of Interstate 95 at 1824 94th Drive, has changed hands several times since opening in 1994. The first owner, Horizon Group Properties Inc. of Chicago, sold the property to Prime Retail Inc. in 1996.

In recent years the mall saw the addition of the Banana Republic Factory Store and the Gap. Other stores include Dooney & Bourke Factory Store, Calvin Klein, Bombay Outlet, and the Ann Taylor Factory Store.

“It may be a case of relative value and relative growth potential compared to South Florida,” said Richard Hope, past president of the Treasure Coast…

Kitchen and Bath Design News recently ran a feature on Patricia Davis Brown Fine Cabinetry in Vero Beach Florida.  Ms. Brown’s small-space design skills are helping her to make a big impact in the high-end homes that grace the beach-front community where she practices her trade.

Vero Beach was a well-kept secret until about five years ago, a secluded area of gated communities and ocean-front homes tucked behind the dunes along Route A1A. “It’s a beautiful place,” she says, “We were booming like the rest of Florida, but now we are really booming.”

The changing clientèle has helped her firm to grow, and she is careful to cater to her long-time customer base as well as the new clients moving her way. “It’s been very much [a] blue blood [community here]…

Vero Beach Real Estate got some good news from the local Realtors Association of Indian River County, which reported a 16.9% increase in home sales for August from the previous year.

“It’s a little glimpse of glory,” said Karen Hall, association president. “I am encouraged by these figures. … I think we are headed in the right direction.”

Hall said the increase was likely driven by sellers lowering their prices, and says that “Sellers are becoming more realistic about their prices”. “They are realizing that they may not be seeing the big bucks that some people were making in the past.”

It was the first positive sales growth reported since the Realtors association began reporting its figures in July 2006.
