A South Florida developer has purchased the Outlets at Vero Beach Florida for $38.2 million. The price is the second highest amount paid for a commercial property this year. The outlet mall, just west of Interstate 95 at 1824 94th Drive, has changed hands several times since opening in 1994. The first owner, Horizon Group Properties Inc. of Chicago, sold the property to Prime Retail Inc. in 1996.

In recent years the mall saw the addition of the Banana Republic Factory Store and the Gap. Other stores include Dooney & Bourke Factory Store, Calvin Klein, Bombay Outlet, and the Ann Taylor Factory Store.

Vero Beach Real Estate got some good news from the local Realtors Association of Indian River County, which reported a 16.9% increase in home sales for August from the previous year.

“It’s a little glimpse of glory,” said Karen Hall, association president. “I am encouraged by these figures. … I think we are headed in the right direction.”

Hall said the increase was likely driven by sellers lowering their prices, and says that “Sellers are becoming more realistic about their prices”. “They are realizing that they may not be seeing the big bucks that some people were making in the past.”

It was the first positive sales growth reported since the Realtors association began reporting its figures in July 2006.

Down on the island this morning viewing a few Broker open houses, but all the talk was about the closing of Coastal Escrow Services Inc. here in Vero Beach, with the big questions being “Where did all the money go”?  Pretty much everyone’s worst nightmare when it comes to buying or selling a home, with property buyers and tenants along the Treasure Coast possibly out millions of dollars .

The unexpected closing impacts Realtors and their clients from Brevard County through St. Lucie County and possibly farther south, who trusted the firm and its owner, attorney Ira C. Hatch Jr., with their money.

Bargain hunting holiday home buyers are taking advantage of the pound breaking the $2 dollar barrier and snapping up deals on American currency.

‘This Is Money UK’ recently reported that Britons hoping to profit from the faltering American property market and strong pound have brought a surge in the number of dollar enquiries, according to foreign exchange specialist Moneycorp.

It said that investors were buying up cheap dollars for delivery at a later date when property purchases go through.
